Understand your home
We start by understanding what you want to achieve.

This is where we establish the brief for your home and begin shaping the right design approach.
Develop the design
Good design is about more than how a home looks.
We work through the layout, proportions, materials and details to create a home that works for the way you live and makes the most of its site.
Importantly, we consider how the design will actually be built, helping identify potential issues before they become construction problems.
Refine the details
Once the design is taking shape, we work through the details that bring it together.
Finishes, fixtures, materials, colours and the many smaller decisions that collectively define the finished home.
The aim is to have the important decisions understood before construction begins, rather than making them under pressure once you’re on site.
Establish the price & contract
With the design and scope properly developed, we can establish a clear understanding of the cost and what is included.
We take the time to work through the scope with you so there is a shared understanding of what will be built before the contract is signed.
It’s a simple principle: design first, price second, build with confidence.
Construction
This is where the plans become a home.
Our project management team coordinates the construction, trades and programme while maintaining the standards established during the design and planning stages.
You’ll receive regular communication throughout the build, with your Sutton team available to answer questions and keep you informed as your home takes shape.
Handover & beyond
The final detail matters.
Before handover, we work through the completed home to ensure the work meets the agreed scope and the standard expected of Sutton Building.
And our relationship doesn’t simply end when the keys are handed over. We’re building homes for the long term, and we want you to feel confident in the home we’ve delivered.
